Mortgage Products
Besides having to choose between a Repayment and Interest Only mortgage, there are many mortgage products available to choose from, such as:
Fixed Rates
Discounted Rates
Standard Variable Rates
Cap & Collar Mortgages
Fixed rates allow you to budget effectively since for a specific period your interest rate, and therefore your mortgage payment, remains the same. It is important to remember that you are likely to be ‘tied in’ to this kind of mortgage for the period of the fixed rate.
Discounted rate mortgages give you a discount below the lenders Standard Variable rate. However, when the Standard Variable rate changes your mortgage payment will change with it.
Standard Variable rate mortgages are, well, variable! The amount of your monthly payment is linked to the lenders current rate of interest and will change when the SVR changes. The advantage of this however, is that you are unlikely to be ‘tied in’ to this kind of mortgage and would be free to move lenders without incurring any financial penalty.
Cap & Collar mortgages a variable rate mortgages but promise not to charge beyond a certain level of interest and will not charge below a certain level of interest.
